Pet Policy
The lessor or owner of any property has the right to allow or not to allow pets on a case by case basis. Compliance with the following pet policy requirements is not implied permission to harbor a pet on a premises. Previous written authorization and or permission must be granted in writing and documented within the lease paperwork by Cincy Rents.
Breed Restrictions: Breed restrictions are set fourth by the county in which the property is located. The lessee is responsible for researching restrictions of specific breeds with the county and ensuring compliance with all provisions required by county municipal code.
Health Certification: In order to obtain authorization of acceptance for a pet, the lessee must provide certification from a veterinarian as to size, weight, specific breed or multiple breed in the case of a mix, and that the pet has all required immunizations. In addition, pets must be verified as neutered or spayed.
Photo Verification: Lessee must supply a photo of the pet with the paperwork for visual verification of pet size, color, breed etc.
Pet Addendum: Upon receipt of the required verifications, the lessee must complete the Pet Addendum in order to register the pet with the office and have written documentation of authorization to have the pet on the premises. Lessee must comply with all terms and requirements of the pet addendum and pay in full any pet deposits or monthly pet fees required.
Owner's Responsibility: Lessee shall clean up after the Pet at all times on the premises, in all common areas as well as in all areas of the property in which the premises are situated. Lessee shall keep the pet quiet at all times. Lessee agrees that the Pet shall not be taken outside the premises, including patio and balcony, unless the pet is on a leash. The pet shall be walked only in the area(s) so designated by Lessor. Lessee agrees that in the event of any violation of the terms and conditions set forth above, the Lessor shall have the right to demand removal of the pet from the premises. Any refusal by Lessee to immediately comply with such demand shall be deemed a material breach of the Lease Agreement. In such an event, Lessee shall forfeit the pet deposit to Lessor and Lessor shall be entitled to any and all other remedies provided by law or equity. If Lessee removes the Pet upon demand, Lessor agrees to return the aforesaid pet deposit to Lessee, less any applicable damages, 30 days after the lessee vacates the residence. The Lease shall continue in effect with the exception of the pet addendum being deemed null and void. Lessee agrees that occupancy of pets shall not interfere with maintenance service. In the event maintenance service is required, all pets are to be crated or confined. Maintenance hours are from 9am to 5pm. No special scheduling due to the occupancy of pets will be permitted. In the event maintenance service is hindered due to noncompliance, a $50.00 charge will be accessed.
